SUNNYVALE — A tech and engineering building in Sunnyvale was bought for about 34% less than its prior value, documents filed on July 20 with the Santa Clara County Recorder’s Office show.

SFF Realty Partners, through an affiliate, paid $46 million for the 104,500-square-foot building at 384 Santa Trinita Ave. Bosch Engineering is the tenant.
The property’s assessed value was $69.8 million as of January. Values estimated by the Santa Clara County Assessor’s Office are one of multiple metrics to measure how much a property is worth.
When Bosch Engineering leased the building in 2017, the tech company stated that it had signed a 10-year lease. The company took occupancy in 2018.

The purchase was completed at a time when office leasing appears to be on the upswing in the South Bay. During the three months that ended in June, the South Bay office market posted its strongest leasing activity in well over a year.
Tenants leased a combined 2.7 million square feet in the April-through-June second quarter of 2026, commercial real estate firm CBRE reported.
