Apple, Amazon lease Sunnyvale office sites

SUNNYVALE — Apple and Amazon have agreed to leases for office space in Sunnyvale, sources familiar with the transactions disclosed.

Apple has leased a 125,800-square-foot building at 580 North Mary Ave., multiple sources stated. Peery Arrillaga, a Bay Area real estate development firm, owns the property.

Amazon struck a deal to lease 316,600 square feet at 1000 Enterprise Way, multiple sources familiar with the transaction said.

The agreements arrive at a time when the South Bay office market has caused vacancy levels to improve in the April-through-June second quarter of 2026 when compared with the prior three months at the end of 2025.

“The Silicon Valley office market saw continued growth as significant tech leases contributed to another quarter of occupancy gains, driven by tenant demand for market-ready, amenity-rich Class A space,” Colliers, a commercial real estate firm, stated in a report for the South Bay office market during the second quarter.

The office vacancy rate in the South Bay was 14.1% in the second quarter of 2026, Colliers reported. Colliers defined the market area as Santa Clara County and Fremont.

That was an improvement from the 14.8% office vacancy rate during the October-through-December fourth quarter of 2025 and the 16.2% vacancy rate in the second quarter of 2025, Colliers reported.

In recent months, Sunnyvale has become a hot spot for commercial leases and purchases of office sites. The activity has been particularly noticeable in downtown Sunnyvale, as artificial intelligence firms expand.

Apple also has been active in Sunnyvale, adding property purchases to its leasing activity.

Neither Apple nor Amazon decided to discuss the specific rental agreements in Sunnyvale. Amazon did disclose its general approach to its local office space strategy.

“We’re always evaluating our real estate needs to best serve our employees and business,” said Alisa Carroll, an Amazon spokesperson. “While we don’t comment on specific lease negotiations, we’re excited about the Bay Area’s strong talent pool and vibrant communities in cities like Sunnyvale.”
