Avalon Campbell, at 508 Railway Ave., was bought for $147.3 million, documents filed on Aug. 21 with the Santa Clara County Recorder’s Office show.
At roughly $423,300 a unit, the purchase price was above the average price per unit of $404,500 for apartments in Santa Clara County during 2025, as estimated by Matthews Research and Costar Group.

The apartment complex was owned by an affiliate of AvalonBay. On Aug. 13, AvalonBay and Equity Residential completed a merger that created a new company called Vivmark Residential.
Vivmark Residential was valued at $69 billion when the deal was completed. The combined firm now owns more than 180,000 rental apartments with another 10,000-plus units under construction.
