{"id":5173,"date":"2026-07-22T18:08:14","date_gmt":"2026-07-22T18:08:14","guid":{"rendered":"https:\/\/nextcitydigest.com\/?p=5173"},"modified":"2026-07-22T18:08:14","modified_gmt":"2026-07-22T18:08:14","slug":"google-renews-leases-for-millions-of-square-feet-of-south-bay-offices","status":"publish","type":"post","link":"https:\/\/nextcitydigest.com\/?p=5173","title":{"rendered":"Google renews leases for millions of square feet of South Bay offices"},"content":{"rendered":"<div>\n<div>\n<p>SUNNYVALE \u2014 Google renewed 2.1 million square feet of office space leases in Sunnyvale, according to several sources familiar with the company\u2019s decisions.<\/p>\n<p>Read more <a href=\"https:\/\/nextcitydigest.com\/?p=5171\">South Bay tech office and lab hub lands buyer at discounted price<\/a><\/p>\n<p>The renewals include 1.5 million square feet in Moffett Place, at 1151 through 1195 Borregas Ave.; and 600,000 square feet in Moffett Gateway at 1225 Crossman Ave.<\/p>\n<p>Jay Paul Co., a Bay Area real estate firm, developed and owns the buildings.<\/p>\n<p><strong>RELATED: South Bay office leasing activity hits highest level since late 2024, report shows<\/strong><\/p>\n<p>The office sites host units of Google Cloud, which includes artificial intelligence operations.<\/p>\n<p>Phil Mahoney, a Newmark commercial real estate executive vice chairman who frequently markets Jay Paul Co. buildings, declined comment about the rental transactions.<\/p>\n<p>The Sunnyvale deals provide a further boost to a South Bay office market that has been on a hot streak for more than a year in terms of leasing activity.<\/p>\n<p>\u201cGoogle could easily build out capacity and hire anywhere they choose, including places like North Carolina or Texas or Miami,\u201d said Russell Hancock, president of Joint Venture Silicon Valley, a San Jose-based think tank. \u201cSo when a company like Google decides to keep investing here in the South Bay, it\u2019s because the advantages extend well beyond real estate.\u201d<\/p>\n<div>\n<\/div>\n<p>Multiple factors have given the South Bay an economic edge, Hancock said.<\/p>\n<p>\u201cThose advantages are an unmatched concentration of talent, research institutions, entrepreneurs, investors, and innovative companies that together create an ecosystem that you can\u2019t replicate elsewhere,\u201d Hancock said.<\/p>\n<p>Read more <a href=\"https:\/\/nextcitydigest.com\/?p=5169\">San Jose: One person killed in house fire<\/a><\/p>\n<p>The deals serve as a fresh reminder that Silicon Valley remains the world\u2019s primary tech center.<\/p>\n<p><strong>RELATED: Apple, Amazon lease Sunnyvale office sites<\/strong><\/p>\n<div>\n<\/div>\n<p>\u201cThis is further evidence that reports of Silicon Valley\u2019s death have been greatly exaggerated,\u201d said Bob Staedler, principal executive with Silicon Valley Synergy, a land-use consultancy. \u201cGoogle and the other major technology companies may be adjusting their real estate portfolios, but they are not abandoning the region.\u201d<\/p>\n<p>Google has been in Sunnyvale for more than 15 years, starting with a lease of 715,000 square feet in the Technology Corners office hub at the corner of 11th Avenue and Enterprise Way.<\/p>\n<p>\u201cWe\u2019ve been proud to call the Bay Area home for more than 20 years, and we remain committed to creating workspaces that help Googlers do their best work,\u201d said a spokesperson for Mountain View-based Google.<\/p>\n<p>In May, Google opened a tech campus known as Meadow Point, near the corner of North First Street and Nortech Parkway in the Alviso district of North San Jose.<\/p>\n<p>The complex consists of 10 buildings, including six office buildings, a lab site and three industrial buildings. The office spaces are large enough for 3,000 to 4,000 employees.<\/p>\n<p>\u201cThe thing that Silicon Valley has that no other regions have is a talent pool that is unmatched in the world,\u201d said David Sandlin, an executive vice president with Colliers, a commercial real estate firm. \u201cIf somebody has the right idea, the right company, the right project, Silicon Valley will always find a way to make it happen.
