SUNNYVALE \u2014 Apple has bought a Sunnyvale office building in a fresh expansion for the company, a deal that suggests the Bay Area tech industry still scouts for growth opportunities despite the artificial intelligence upheaval.<\/p>\n

The tech titan paid $162.2 million for an office building at 684 West Maude Ave. in Sunnyvale, documents filed on June 11 with the Santa Clara County Recorder\u2019s Office show.<\/p>\n

For several months, Apple has been busy buying office buildings in the South Bay. Apple\u2019s current shopping spree began almost exactly a year ago in late June 2025.<\/p>\n

\u201cApple is very committed to being here,\u201d said Russell Hancock, president of Joint Venture Silicon Valley, a San Jose-based think tank. \u201cThey need space, and they are getting that space here.\u201d<\/p>\n

During 2025, Apple paid roughly $1.1 billion to buy several office hubs in the South Bay. All the buildings involved in those deals are in either Cupertino or Sunnyvale, county property files show.<\/p>\n

\u201cIt\u2019s encouraging to see that tech companies still want to be here in Silicon Valley,\u201d Hancock said.<\/p>\n

Cupertino-based Apple appears to have bought the office site at a favorable price, according to a review of public documents for the building, which totals about 195,000 square feet.<\/p>\n

In 2022, the sellers in this deal, Germany-based Union Investment Real Estate GmbH and Seattle-based Metzler Real Estate Advisors, paid $222 million for the office building.<\/p>\n

This means Apple bought the building for 26.9% less than what the sellers paid for the property about four years ago.<\/p>\n

The slump in the building\u2019s value may have materialized as a result of the property\u2019s lack of occupancy, despite having an official tenant in recent years.<\/p>\n

In 2022, LinkedIn leased the 684 West Maude office building around the time of the prior purchase.<\/p>\n

It\u2019s not clear, though, if LinkedIn had ever moved into the building or offered it for a sublease. Apple had never occupied the building before buying the offices this week.<\/p>\n

Apple owns or leases at least 15 buildings in Sunnyvale, including several near the 684 West Maude building, which the company has just bought.<\/p>\n

Last year, in the middle of its purchasing endeavors in the region, Apple noted its deep and widening ties to the South Bay.<\/p>\n
